Estudiando 15 años de evolución de barrios cerrados, podemos observar varias deficiencias:
1. la falta de socialización y conexión entre los habitantes, que se reúnen bajo un mismo proyecto, pero sin tener ningún tipo de lazo en común.
2. la dependencia del auto , hasta para moverse dentro del mismo barrio, ya que no hay ningún tipo de diseño urbano pensado exclusivo para el peatón.
3. un paradigma social de grandes casas con grandes terrenos, con grandes jardines , de alto mantenimiento y exposición.
Nuestra propuesta apunta a intervenir en los temas estudiados proponiendo los siguientes conceptos:
SOCIABILIDAD
Buscamos crear lugares comunes de encuentro, en diferentes escalas y programas.
SUSTENTABILIDAD
Ademas de contemplar el uso de sistemas de energías renovables, Proponemos mantener la vegetación existente como característica esencial del diseño del paisaje del proyecto.
TERRENOS CON CARACTERISTICAS VARIADAS
Estudiando el sitio, propusimos aprovechar las diferencias del terreno para que cada sitio aproveche su ubicación y tenga sus cualidades distinguidas. Asi , distinguimos 4 tipologias de terrenos:
1. Los terrenos en gran pendiente, con vista al mar, los hicimos pequeños ya que es poco aprovechable el suelo pero tendrán grandes terrazas dentro de su edificación.
2. Los terrenos sobre la costa, grandes.
3. Los terrenos sobre el perímetro, con vistas sobre los extensos campos linderos
4. Los terrenos interiores, rodeando plazas circulares, que generan encuentros y sociabilidad.
ACCESIBILIDAD
Buscamos crear un lugar donde el auto tenga el minimo acceso necesario a cada terreno, dejando espacio para la circulación en bicicleta y peatonal

After the deep study of the evolution of the closed neighborhoods, we can highlight diverse deficiencies:
1. The lack of socialization and connection between the inhabitants, who meet under the same project, withouth having any kind of common bond.
2. The dependence on the car, even for moving inside the neighborhood, since it lacks of an urban design exclusively thought for the pedestrians
3. A social paradigm of big houses with big plots of land, with big backyards of high mantainance and exposure.
Our proposal aims to intervene in the studied topics, suggesting the following concepts:
SOCIABILITY SOCIABILIDAD
We look forward to create places of common use, of different scales and programes.
SUSTAINBILITY SUSTENTABILIDAD
In addition to contemplating the use of renewable energy systems, we propose to maintain the existing vegetation as an essential feature of the landscape design of the project.
TERRAINS WITH VARIED CHARACTERISTICS
Having studied the site, we propose to take advantage of the differences in the terrain so that each site takes advantage of its location and has its distinguished qualities. Thus, we distinguish 4 land typologies:
1. The terrains with great slopes, with a view to the sea, were done small since the land is not very usable, but still, they have large terraces inside their buildings.
2.Terrains over the coastline are large
3.Terrains on the perimeter with views to the extensive boundary fields
4.The interior lands, surrounding circular squares, that generates places of encounter and sociabilization.
ACCESIBILITY
We seek to create a place where the car has the minimum necessary access to each lot, leaving space fot the cycling and pedestrian paths.
